About the role

 

Reporting to the Head of Sales and Marketing, Retirement Communities, the Senior Sales Manager NSW/QLD is responsible for leading state-based sales performance, developing and delivering sales strategies, and driving occupancy and revenue growth across our retirement communities.

 

You will lead a team of Sales Managers, oversee sales operations and pipeline performance, and work closely with prospective residents, current residents, families and legal representatives throughout the retirement living journey.

 

This role also oversees property resales of two villages in the Northern Beaches, following resident departure and ensures prospective residents are supported to understand the accommodation, care and service options available to them.

 

 

In this role, you will:

 

  • Develop and deliver sales strategies to achieve occupancy and revenue targets

 

  • Lead day-to-day sales operations, including lead management, pipeline performance and sales process improvement

 

  • Set clear sales targets and performance measures for the sales team

 

  • Monitor sales activity and outcomes and provide regular reporting, forecasts and insights to senior leadership

 

  • Analyse market trends, competitor activity and sales data to identify opportunities and adjust sales strategies

 

  • Lead, coach and develop three Sales Managers and one Sales Coordinator

 

  • Build a collaborative, accountable and high-performing sales culture

 

  • Support prospective residents and families through the sales and transition process

 

  • Oversee new sales and property resales, including enquiry management, appointments and documentation

 

  • Ensure Salesforce contains accurate and complete records for all enquiries, purchasers, follow-ups and meeting outcomes

 

  • Build strong relationships with Legal, Marketing, Operations, Seniors Living and village teams

 

  • Develop local networks and strategic partnerships to generate new leads

 

  • Represent Australian Unity at expos and community events, including occasional weekend events

 

  • Respond to and escalate customer complaints where required and support actions to improve customer outcomes

 

  • Share best practice across regions and identify opportunities to improve sales productivity and performance

 

  • Ensure sales activity complies with relevant state and federal legislation, governance and documentation requirements

 

 

About you

 

  • 7+ years’ experience in a senior sales role, including people leadership

 

  • Demonstrated experience leading, coaching and developing high-performing sales teams

 

  • Strong knowledge of retirement living and the resident sales journey

 

  • Proven experience meeting or exceeding sales, occupancy and revenue targets

 

  • Experience tracking, analysing and reporting on sales activity and outcomes

 

  • Strong reporting and analytics capability, with the ability to turn sales data into clear actions and recommendations

 

  • Proven sales experience in a high-trust, service-based environment

 

  • Strong financial acumen and ability to explain commercial information clearly

 

  • Strong understanding of relevant sales processes, documentation and legislative requirements

 

  • Current Class 1 Real Estate Licence in NSW

 

  • Strong interpersonal and communication skills, with an empathetic and customer-focused approach

 

  • Proficiency in Salesforce or similar CRM systems, sales analytics tools and Microsoft Office

 

  • Marketing experience is advantageous but not essential
