The Opportunity

Reporting directly to the EGM – Funds Management, as Portfolio Manager within Australian Unity’s Funds Management business, you will be responsible for modelling, and financial analysis, investor reporting and operator management for the student accommodation funds, while also working on improving the reporting and analysis for the funds, including Healthcare Property Trust.

You will identify and assess investment opportunities; support acquisitions, disposals, developments and feasibility analysis; and contribute to decisions that enhance fund returns while managing risk, compliance obligations and investor outcomes.

The role will contribute to fund and asset-level decision making through strategic planning, budget development, rolling forecasts, scenario analysis, valuation support, debt and equity planning, investor reporting, operator performance oversight and enhanced performance reporting.

Key Responsibilities

Fund Management

• Optimise Fund earnings and returns consistent with board approvals and investor expectations through effective management of investor relationships, debt and equity
• Regularly report on the Fund’s performance and, where relevant, seek approvals
• Work with peers to develop, implement and, at least annually, review the Fund strategy and individual asset strategies to maximise returns
• Review and facilitate approvals required under delegated authority
• Act in the best interests of investors, and  actively communicate with key stakeholders including investors, service providers, staff, and the Board

Financial Management & Reporting

• Own and maintain financial models, forecasts and scenario analysis for the student accommodation funds
• Lead all investor reporting for the student accommodation funds, ensuring reporting is accurate, timely, consistent and aligned with investor and governance requirements
• Manage the student accommodation operator relationship, including regular performance oversight, issue resolution, reporting inputs and alignment with fund objectives
• Improve the quality, consistency and usefulness of reporting and analysis for the Healthcare Property Trust
• Assist with Fund and property budgets, individual asset Net Operating Income (NOI) and capex budgets, and recommendations for approval

Investment Management

• Assist the EGM – Funds Management to implement the Fund investment strategies, in consultation with peers
• Monitor and recommend changes to portfolio composition in line with the Fund strategies to optimise Fund returns
• Manage or support the annual valuation process, including coordination with approved valuers, review of valuation assumptions and facilitation of governance approvals and reporting
• Maximise portfolio returns through influencing occupancy, WALE, tenancy mix, covenants, leasing outcomes, joint venture relationships and capital value initiatives

Capital Management

• Optimise debt and equity settings to enhance the Fund’s risk/return profile in prevailing market conditions
• Support debt refinancing activities, including facility structuring, information memoranda, term sheets, financier engagement and implementation of new or amended facilities
• Manage or support compliance with debt covenants, including regular monitoring and reporting of financial and non-financial covenant requirements

Note: This is a 6-month Fixed Term Contract based in Sydney.

You will bring:

• 15 years experience in the real estate industry, preferably with a bias towards funds management, student accommodation or alternative living sectors, financial modelling, portfolio analysis, fund forecasting, valuation processes, capital transactions and investor reporting
• Degree qualification or higher in property, economics, business, finance or related disciplines
• CA, CPA, CFA, valuation or other relevant professional qualification desirable
• Strong financial, analytical and commercial acumen, coupled with exceptional negotiation skills
• Experience in financial modelling, scenario analysis, property valuation processes, debt refinancing and capital management desirable
• Excellent communication skills with the proven ability in developing and strengthening relationships
• Known for inspiring and driving change, including maximising the potential of resources
