Your New Role Looks Like This:

As the Senior Commercial Manager within our Social Infrastructure business, you’ll play a key leadership role in shaping and delivering the commercial strategy across our portfolio of assets, with a key focus on our Retirement Communities and Residential Aged Care properties.

 

Reporting to the General Manager, Strategic Partnerships and Real Assets, you’ll be at the forefront of delivering high-impact commercial outcomes—supporting growth opportunities, optimising portfolio performance, and influencing the future of seniors living in Australia. You’ll collaborate closely with senior leaders across Social Infrastructure, including the Head of Portfolio Seniors Living and the Senior Manager Property Projects, and the General Managers of our Retirement Communities and Residential Aged Care operating businesses to bring our strategy to life.

 

This is a high-exposure, high-impact role, offering the opportunity to work across a diverse set of commercial initiatives—from valuations and feasibility studies, to partnership assessment and pricing strategy. You’ll be supported by a Portfolio Analyst and a Manager, Transactions and Execution, and work alongside key internal partners in Legal, Tax, and Finance to deliver your objectives.

 

Key Responsibilities Include:

  • Lead day-to-day commercial management of our RC and RAC asset portfolios
  • Oversee internal and external valuation processes
  • Conduct feasibility assessments and market analysis for new projects and transactions
  • Develop and review financial models to support decision-making
  • Drive pricing reviews and lead commercial approvals for the RC portfolio
  • Manage leasing of non-retirement/aged care spaces across the portfolio
  • Provide strategic commercial advice and insights to senior executives
  • Support new partnership opportunities and help assess potential capital partners
  • Contribute to the refresh of resident contract structures, informed by industry benchmarking
  • Deliver clear, actionable reporting and insights via Tableau dashboards
  • Represent the business in project control groups and major governance forums

 

About You:

 

  • 10+ years’ experience in the real estate industry, preferably with a bias towards finance or commercial management
  • Experience in managing seniors living assets would be well regarded
  • Degree qualification or higher in finance, economics, business, property or related disciplines
  • Strong financial (i.e. numeracy) and commercial acumen, coupled with exceptional negotiation skills
  • Excellent communication skills with the proven ability in developing and strengthening relationships
  • Known for inspiring and driving change, including maximising the potential of team members
  • Well-developed project management capabilities, and adept in continuous improvement and quality management
