Your New Role Looks Like This:
We’re looking for a Portfolio Analyst with sharp analytical skills and a passion for making a difference through impactful investments in essential community assets.
In this diverse and hands-on role, you’ll support end-to-end investment and portfolio management activities that optimise returns for equity investors across our social infrastructure funds. You’ll work closely with both internal teams and external partners, gaining exposure to capital markets, acquisitions, and strategic portfolio initiatives.
What You’ll Be Doing
- Source & Evaluate New Investments: Identify, screen, and assess acquisitions, developments, and investment opportunities. Lead commercial negotiations and coordinate due diligence with external consultants.
- Market & Opportunity Analysis: Conduct in-depth macro and micro research to uncover emerging trends and inform strategic investment decisions.
- Portfolio & Financial Modelling: Build and maintain financial models to assess income, cash flows, capex, and ESG outcomes. Conduct sensitivity analyses to evaluate potential risks and returns.
- Fund Forecasting & Reporting: Collaborate with Fund Management and partners on annual budgets, quarterly reforecasts, and investor reporting.
- Performance Monitoring: Track fund and asset performance against targets, analyse variances, and recommend action where needed.
- Strategic Scenario Planning: Support feasibility studies and scenario modelling for acquisitions, disposals, developments, and capital structuring.
- Investor & Capital Engagement: Assist with presentations and reporting for both equity and debt investors, playing a key role in relationship management.
- Debt & Treasury Support: Manage debt facility obligations, covenant compliance, interest rate hedging strategies, and assist with refinancing activities.
- Fund Compliance & Governance: Ensure ongoing adherence to governance and compliance requirements across the portfolio.
About You:
- Tertiary qualification in Property, Business or Finance, including, but not limited to a preference for a CA, CPA or CFA qualification
- Extremely strong property or commercial funds management industry experience in either single sector disciplines or across industry experience (listed or unlisted)
- Strong analytical experience (including property analytics)
- Financial acumen, in particular strong accounting and mathematical skills
- Advanced computer skills, particularly Microsoft Excel, PowerPoint and potentially MRI
- Experience in stakeholder management with the ability to develop effective relationships highly preferable
- Ability to work autonomously, yet adaptable within a team environment to ensure timeframes and deadlines are met
- Strong communication skills with the ability to liaise with all levels of management and develop effective relationships with external liaisons and peers
- Motivated self-started, driven and solution oriented with demonstrated initiative in completing tasks to tight deadlines and the flexibility to handle changing priorities
