About the Opportunity:
This role is open to candidates based in both Melbourne and Sydney.
This role plays a critical part in ensuring the safe, efficient and reliable delivery of maintenance services across Australian Unity’s retirement communities and residential aged care portfolio. As Manager, Maintenance Program Delivery, you will oversee building, plant, equipment and grounds maintenance, ensuring works are delivered effectively, risks are managed, and budgets are achieved.
You will work closely with site teams, contractors and internal stakeholders to drive proactive maintenance programs, strengthen contractor performance and embed consistency and accountability across the portfolio.
Key responsibilities include:
- Develop and implement proactive maintenance schedules to minimise reactive works and optimise asset performance.
- Oversee planned preventative maintenance (PPM) and ensure all works are delivered to required standards and best practice.
- Conduct regular site inspections, risk audits and condition assessments to inform maintenance programs and ensure safety and compliance.
- Provide technical advice and support to site managers across Retirement Communities and Aged Care.
- Support the development and management of maintenance budgets (capex and R&M), including tracking costs and reporting performance.
- Ensure compliance with all relevant legislative, safety and operational requirements, including permit‑to‑work systems and contractor compliance.
- Deliver clear and insightful reporting on maintenance activities, performance and forward planning.
- Support site teams to enhance maintenance performance, fostering a culture of accountability, transparency and continuous improvement.
About You:
You are an experienced maintenance or property professional with a strong understanding of managing large, complex portfolios. You bring a practical, hands‑on approach, with the ability to balance operational delivery, compliance and cost management.
You’re confident working across multiple stakeholders and environments, and you excel at driving consistency, improving performance and ensuring high standards of safety and service.
You will bring:
- 5+ years’ experience in the property, facilities management or real estate sector
- Strong knowledge of Australian maintenance standards, building methodologies and asset management practices.
- Proven experience overseeing maintenance delivery across residential, seniors living or similar environments (highly regarded).
- Ability to conduct site inspections, assess asset condition and develop appropriate maintenance programs.
- Understanding of compliance requirements including OH&S, SWMS and permit‑to‑work systems.
- Experience managing contractors and influencing performance outcomes without direct authority.
- Strong financial awareness, including budgeting, cost management and capex vs R&M understanding.
- Excellent communication and stakeholder management skills, with the ability to build trusted relationships across teams and external partners.
- A proactive and solutions‑focused mindset, with a commitment to continuous improvement and operational excellence.
