Your New Role Looks Like This:
As the Manager of Maintenance Program Delivery, you’ll be the driving force behind the upkeep of Australian Unity’s retirement communities and residential aged care facilities. You will manage building, plant, equipment, and grounds maintenance services to meet the approved annual budgets for planned and corrective maintenance and required KPis. Your role is pivotal in ensuring maintenance tasks are executed by internal and external teams with exceptional efficiency and effectiveness, safeguarding the well-being of residents and the integrity of all assets. By skilfully managing risks to people, plant, equipment, buildings, and infrastructure, you’ll play a crucial part in maintaining the high standards and smooth operation of Australian Unity’s esteemed sites.
Key Responsibilities Include:
- Develop proactive maintenance schedules to suit property needs and minimise reactive activity
- Provide technical support to site management teams as required
- Review asset management systems to monitor contractor performance/system use
- Develop schedules and inspection checklists
- Inspecting sites, buildings and infrastructure on a regular basis to determine appropriate repair and maintenance programs and methods
- Undertake regular and thorough risk audits
- Ensure corrective/follow-up actions are undertaken.
- Ensure planned preventative maintenance (PPM) work is undertaken to schedule
- Ensure all works are effective and completed to required standards/best practice
- Attend contractor/performance meetings
- Assist in the preparation of the annual capex, planned and corrective and maintenance budgets
- Report on maintenance costs/budget as required.
- Ensure all compliance-based maintenance is to current standards/best practice
Please note that this role is available in Melbourne or Sydney.
About You:
- At least 5 years experience in the property or real-estate sector
- Experience in seniors living will be highly desirable
- A thorough understanding of Australian maintenance standards relating to property
- Proven experience managing the maintenance of a large complex (residential) portfolio across multiple jurisdictions
- Knowledge of building methodologies and practices
- Ability to carry out inspections & travel interstate
- OHS and induction practices
- Understanding of SWMS and permits to work
- Understanding of budgets, costs and expense types (CAPEX/R&M)
- Ability to influence in-house and external maintenance staff and contractors who may not be direct reports
- Excellent communication skills with the proven ability to develop and strengthen relationships
