Your New Role Looks Like This
Working with external contractors, consultants and internal stakeholders, you’ll administer preventative and reactive maintenance contracts across Australian Unity’s retirement communities and residential aged care portfolio. The role is also responsible for monitoring and reporting on contractors who deliver essential services compliance that keeps our residents safe.
You’ll ensure compliance with building codes, fire safety regulations and essential services standards with a focus on building and improving contractor management systems while verifying work quality through reporting systems and contractor performance meetings.
You’ll directly protect our residents’ safety by ensuring contractors deliver on both contract terms and compliance standards. This is meaningful work that makes a genuine impact on the lives of many.
Based in Melbourne in a hybrid capacity, this role blends office work, site visits and work from home to support flexibility and role requirements.
- Work with external SMEs and contractors to ensure essential services maintenance (PPM) and reactive tasks are completed on time and escalated as required
- Ensure annual ESM certification is completed, meeting all fire safety compliance requirements and KPIs
- Procure contractors and manage scopes, working with Legal on contract documentation and ensuring services are conducted under appropriate agreements
- Establish and monitor protocols for contractor use on site, including future tender processes
- Coordinate with Maintenance Program Delivery and Capital Works teams on preventative and capital project scheduling
- Ensure contractors are compliance-checked via Minduna and Rapid Global
- Manage contractor service records, invoice matching and cost coding
- Develop and improve contractor management systems, reporting on compliance performance, maintenance schedules and contractor performance assessments
- Prepare requests for price/tenders (RFP/RFTs) as needed
About You
- Well versed in a similar role, ensuring contract compliance, within property/facilities with a focus on Essential Services Maintenance (ESM) and contract management
- Expert knowledge of Australian Building Codes and Fire Safety Compliance (fire doors, sprinklers, alarms, dampers, essential services certification)
- Strong document management skills and systems orientation
- Proven ability to develop, manage and improve compliance and contractor management systems
- Relationship-focused approach with the confidence to provide consultative guidance
- A self-starter who thrives working autonomously while staying connected to the team
