Your New Role Looks Like This:

 

As the Manager of Assets Contracts, you'll be at the helm of overseeing an array of preventative and reactive maintenance and capital works contracts across Australian Unity’s retirement communities and residential aged care portfolio. You'll ensure that contractors, suppliers, and consultants not only meet compliance standards but also deliver exceptional results with remarkable efficiency. Additionally, you'll take charge of the essential services compliance program, orchestrating efforts with external contractors, consultants, and agencies to uphold the highest standards of service and safety.

Key Responsibilities Include:

  • In conjunction with the Group Procurement team, procure contractors and suppliers within discipline(s) by undertaking preparation of scopes, managing procurement processes and technical documentation
  • Formally engage contractors using the approved form of contract (working with the Legal team in relation to any departures) and ensure all services are conducted under the appropriate form of agreement
  • Establish protocols for and monitoring the use of existing maintenance contractors on site (including scheduling future tender processes)
  • Work with the Manager, Maintenance Program Delivery to coordinate activities and tasks associated with the development of annual preventative (scheduled) maintenance tasks
  • Work with the Manager, Capital Works, to oversee and manage the engagement of external contractors in the delivery of maintenance, community refurbishment and capital replacement projects
  • Work with the Coordinator, Asset Management to:
    • Ensure all contractors are appropriately compliance-checked via Minduna and Rapid Global
    • Manage document control of contractors who support the preventative maintenance program, including training registers, SWMS, etc
    • Manage the system and processing of service records, matching service records to vendor invoices and cost coding of vendor invoices
  • Develop reporting showing performance targets (preventative maintenance schedule), including analysing work data and the program information, preparing contractor performance assessments, updating contracts and programs and preparing requests for information (RFI).

 

Please note that this role is available in Melbourne or Sydney. This role has come about from a recent restructure in the team

 

About You:

 

  • At least 5 years experience in the property sector with a preferred bias towards property-related contract management
  • Experience within the seniors living sector will be highly regarded
  • Thorough understanding of procurement practices and analysis
  • Strong document management skills
  • Proven experience in developing document and compliance management systems/processes
  • Sound knowledge of building methodologies and practices
  • Sound knowledge of budget/cost control
  • Excellent communication skills with the ability to develop and strengthen relationships
