The Opportunity

 

In this newly created role, you’ll lead the management of essential safety measures and other property-related compliance requirements for all assets within the Australian Unity Residential Aged Care and Retirement Communities portfolio. This role also has a wider remit to optimise our properties through longer-term strategic asset planning to ensure we continue to deliver value for Australian Unity and the best possible environment for our ~5,000 residents well into the future.

 

Reporting to the Head of Portfolio, Seniors Living in Australian Unity’s Social Infrastructure business, you will ensure every property within the portfolio complies with fire, building, environmental and other applicable laws. You’ll be a key point of contact with our internal Quality, Health & Safety and Risk & Compliance teams. You’ll also provide support and, where needed, oversee the implementation of compliance-related projects.

 

You’ll have one direct report in the Supplier Management Lead, who manages our external contractors and consultants, and will be supported by the Coordinator, Asset Management, who helps manage the administrative and systems aspects of compliance. You'll frequently liaise with the National Refurbishment Manager and Manager, Capital Works to ensure delivery of works complies with required standards and work closely with the Manager, Maintenance Program Delivery in relation to PPM contracts and renewals.

What You’ll Be Doing

 

  • Ensure we operate within a transparent compliance management framework for all Retirement Communities and Residential Aged Care properties within the Australian Unity portfolio
  • Lead fire compliance management and ensure adherence to fire safety measures and regulatory compliance (AFSS (NSW), AESMR (VIC) and Occupier Statements (QLD))
  • Develop a long-term strategic view of asset management across the portfolio, supporting the Head of Portfolio
  • Utilising the Asset Future platform, develop recommendations on capital expenditure in a manner that balances risk management with budget limitations with the Manager, Capital Works.
  • Oversee documentation management, risk mitigation strategies, and proactive compliance planning

 

You will bring:

 

  • Tertiary qualifications in Property, Facilities Management, or a related field (certifications in property compliance/fire safety are highly desirable).
  • 8+ years’ experience, with a preferred bias towards managing operational property assets in the living sector
  • Extensive experience with federal, state, and local health, safety, fire, building and environmental laws
  • A strong administrative background with proven experience maintaining compliance documentation and preparing high-quality reports for senior leadership and regulators
  • Excellent verbal and written communication skills to engage a wide range of internal and external stakeholders.
  • Proven ability to influence and negotiate effectively, lead audits, and foster a culture of continuous improvement and accountability
  • A proactive, solutions-focused approach to delivering outcomes
